Body Corporate
At the first annual general meeting and thereafter every subsequent annual general meeting, the body corporate shall appoint an auditor to hold office from the conclusion of that meeting until the conclusion of the next annual general meeting.
However, there is an exemption for schemes comprising less than 10 units. In this case an accounting officer may be appointed for that purpose.

Home Owners Association Audit
As a Section 21 Company, Home Owners Association, which is a company not for gain, the company is regulated by the Companies Act and the Memorandum and Articles of Association registered at theCompanies and Intellectual Property Registration Office(CIPRO) for that specific Home Owners’ Association.
The Companies Act is legally binding act of law with many regulations and with rules. If properly put together, the Memorandum and Articles of Association can give a lot of protection to owners, and provide the legal body with higher powers to function effectively. It is, however, more complicated and costly to deal with all legal formalities. A Statutory Audit is required by the Companies Act.
